There is a fair assumption that a larger, newer, more valuable house will rate well. It often does not. A five-bedroom detached home has more external wall, more roof and more glazing than anything smaller, and every one of those is a surface losing heat. Size works against the rating rather than for it. What pulls it back is the heating system, and specifically the controls. Zoning is the big one. A house this size heated as a single zone on one thermostat scores noticeably worse than the same house split into zones with independent control. If you have ever wondered why upstairs is boiling while the kitchen is cold, that is the same problem the assessment is measuring. The cylinder matters too. Most homes this size store hot water rather than run a combi, and how well that cylinder is insulated, and whether it has its own thermostat and timer, all counts. Thermostatic radiator valves are cheap, frequently missing, and appear directly in the calculation. Secondary heating such as an open fire or wood burner is recorded and changes the picture. £170 fixed, roughly an hour on site.
