Who is allowed to produce an EPC — can my estate agent do it?

No. An EPC can only be produced and lodged by a domestic energy assessor registered with a government-approved accreditation scheme. An estate agent can arrange one on your behalf, and often adds a fee for doing so, but the assessment itself must be carried out by a qualified assessor who physically visits the property. The same applies to surveyors and builders — being qualified in a related field doesn't permit them to lodge a certificate.

Do you cover Datchet itself, or only Windsor and Slough?

What differs is what the survey finds: solid walls, single glazing and older heating tend to produce a lower rating. If you have paperwork for secondary glazing, internal wall insulation, a newer boiler or loft insulation, have it ready, because without evidence the software must assume the least efficient option and you lose points you'd genuinely earned.

What happens during the visit, and what access do you need?

The assessor works through the property room by room, measuring and photographing as evidence. Access is needed to every room, the loft hatch, the boiler and its controls, the gas and electricity meters, and any garage or outbuilding forming part of the floor area. There's no need to tidy or to stay throughout — an agent, tenant or keyholder can let us in, as long as they can reach all of those.

How long is an EPC valid for?

Ten years from the date it's lodged. Within that period the same certificate can be reused for a sale or a new tenancy, and it stays with the property when it changes hands — so check the government register first, as you may already have a valid one. You'd only need a new assessment if it's expired, if you've made improvements you want reflected, or if a lender or grant scheme requires a current one.

What EPC rating does a Datchet rental property need?

Under the Minimum Energy Efficiency Standard a privately rented home in England and Wales must be rated E or above before a tenancy can be granted or continued, unless a valid exemption is registered. The government's Warm Homes Plan has confirmed the minimum rises to EPC C by 1 October 2030.
