Three-bed homes are where the improvement list at the back of the report is actually worth reading. Most people treat an EPC as a box to tick for a sale or a tenancy. On a house this size it usually earns its keep, because the recommendations tend to pay for themselves. Take a 1950s three-bed semi with loft insulation at about 100mm, an original boiler from the early 2000s and unfilled cavity walls. Topping the loft up to 270mm is the cheapest single improvement and it shows in the score. Cavity wall insulation is a bigger job and a bigger gain. Replacing the boiler with a modern condensing model and a full set of controls is usually the biggest single move of the three. Every recommendation comes with an indicative cost and an indicative annual saving, so you can see which ones are worth doing before you spend anything. One thing worth doing before we arrive: dig out any paperwork for cavity wall insulation, a newer boiler, replacement windows or solar panels. Without evidence the assessment falls back on the default assumption for a house of that age, and that assumption is almost always worse than the reality.
