The most common EPC we carry out — and nine times out of ten the band comes down to the same two questions. How deep is the loft insulation? Current guidance is 270mm. Plenty of two-bed houses around here still have the 100mm that was standard when it first went in. Topping it up is cheap and it moves the number. How old is the boiler, and what controls does it have? A modern condensing boiler with a room thermostat, a programmer and thermostatic radiator valves scores meaningfully better than an older system running on a timer alone. The controls matter almost as much as the boiler itself. The hour on site covers every room measured and photographed, plus a record of wall construction and whether the cavity has been filled, loft insulation and its depth, window type and rough age, the boiler and hot water arrangement with every control on the system, and how much of the lighting is low energy. Nothing is dismantled or moved. We do need access to the loft hatch, the boiler, and each room with a heat source in it. £120 all in. Certificate normally issued within 24 hours and valid for ten years, so it covers a sale or however many tenancies fall inside that window.
