Ideal for flats, studios and one-bed houses. Small properties are quick to assess and often score better than their owners expect. A one-bed flat sitting mid-floor has neighbours above, below and on both sides, so only one or two walls face the outside. Less exposed wall means less heat lost, and the rating reflects that before anything else is taken into account. What usually decides the band: · Heating type — electric panel or storage heaters are the most common reason a flat lands lower than the owner hoped · Which floor you are on — top floor loses heat through the roof, ground floor through the floor, mid-floor is the sweet spot · Glazing — original single glazing in a period conversion is a known drag · Hot water — an immersion cylinder on its own scores differently from a combi The visit takes about 45 minutes: every room measured, the heating and glazing photographed, and the meter and any accessible insulation checked. If you are letting the flat out, the rating has to meet the legal minimum before a new tenancy starts, so it is worth booking the assessment before you market it rather than after you have found a tenant. £95 fixed. Carried out by an assessor accredited with Elmhurst Energy and registered with TrustMark. The certificate is lodged on the national EPC register, normally within 24 hours, and stays valid for ten years.
