Can I Get an EPC Certificate Online? What You Need to Know Before You Search
If you’ve searched for a way to get an Energy Performance Certificate without anyone setting foot in your home, you’re not alone. Many homeowners and landlords across Surrey, Berkshire and Middlesex ask the same question when they’re staring down a sale, a new tenancy, or a mortgage deadline: can the whole thing be done online? The honest answer is more nuanced than a simple yes or no, and understanding why matters, because getting it wrong can mean an invalid certificate, a wasted fee, or a problem further down the line when your EPC is checked against a sale or lettings record.

Why an EPC Can’t Be Produced From a Form Alone
An EPC is based on RdSAP (the Reduced Data Standard Assessment Procedure), a government-approved method for assessing a home’s energy efficiency. It requires someone qualified — a trained and accredited Domestic Energy Assessor — to physically inspect the property: measuring room dimensions, noting the type and depth of insulation, checking the age and type of boiler, recording the glazing, and more. None of this can be reliably filled in on a web form, because it depends on physical observation of things a homeowner often can’t see or know without training, such as what’s hidden behind a wall or tucked away in a loft. A legally valid domestic EPC can only be produced following an on-site inspection by an accredited assessor — the exact rules are reviewed from time to time, so it’s always worth checking the current position on gov.uk, but the need for a physical visit has been a constant.
Beware of “Instant” or Desktop-Only EPC Offers
A quick search throws up websites promising an EPC “in minutes”, based only on answers typed into an online questionnaire. At best, these give a rough estimate of what your rating might be — useful as a ballpark, but not something you can lodge on the official register or rely on for a sale or a tenancy. At worst, a seller or landlord who treats one of these as the real thing could find themselves in breach of their legal obligations, facing a query from a local authority or a hold-up at completion when a solicitor or buyer asks to see the certificate on the official register. It’s a similar story with free “energy calculator” tools some comparison sites offer — handy for a rough sense of where you might stand, but not a substitute for a proper assessment and not something a solicitor or letting agent will accept as your EPC. If an offer sounds too quick and too cheap to involve anyone actually visiting the property, it’s worth treating it with real caution, and checking the government’s EPC register before you rely on any certificate you’re sent.
What You Genuinely Can Do Online
The good news is that almost everything around the assessment itself can be handled online, and that’s exactly how we work at EPC Energy Assessor Ltd. You can book your appointment directly through our online booking page, choosing a day and time that suits you, without phoning an agency, filling in a long form, or going through a middleman who simply passes your details on to someone else — usually with their own margin added on top. Once the visit is complete, your certificate is typically lodged on the official register within 24 hours, and you’ll receive it by email, with nothing to collect in person or chase up later. The online part of getting an EPC is the booking, the communication and the delivery — the assessment itself still needs someone on site.
What Actually Happens During the Visit
The on-site part is quick and straightforward. A typical studio or one-bedroom property takes around 45 minutes, while larger homes usually take about an hour. The assessor walks through the property, takes measurements, notes the heating system, insulation, windows and lighting, and takes a handful of photographs for the record. There’s very little to prepare beforehand — no forms to fill in in advance, just making sure the assessor can get into the loft, the boiler cupboard and any outbuildings that count toward the assessment.
Checking Whether a Certificate Is Genuine
If you’ve been sent an EPC, or you’re buying a property and want to check one before you rely on it, the government keeps an official register of every valid EPC issued in England, Wales and Northern Ireland. Searching an address there will tell you whether a genuine, in-date certificate actually exists, and it’s a sensible step before you accept any certificate at face value, particularly one that was produced without a visit. This is especially worth doing if you’re buying a resale property and the seller hands over a certificate that looks unusually generic, or that arrived suspiciously quickly after the property went on the market. As ever, the current way to search the register is set out on gov.uk.
What If You Can’t Be There in Person?
Not being able to attend yourself is often exactly why people start searching for an “online” EPC in the first place — maybe you’re a landlord living elsewhere, a seller who’s already moved out, or simply working during the day. The visit itself still needs to happen, but you don’t need to be the one who lets the assessor in. A tenant, an estate agent, a keyholder, or anyone else with access can let us in instead, and the whole appointment, from booking to receiving the finished certificate by email, can be arranged without you ever needing to take time off or be on site.
Landlords Asking the Same Question
This question comes up particularly often from landlords managing several properties, especially HMOs and social housing, who are hoping to avoid arranging a separate visit for every address. The booking itself can still be done entirely online, and in bulk — get in touch and we can usually arrange several properties in a single day or over a short run of days, with discounts available when you’re booking more than one certificate at a time. Our landlord services page covers HMO and social housing assessments specifically, including the kind of multi-property scheduling that makes renewing certificates across a portfolio far less of a headache.
